The advantages of our service compared to conventional Buy to Let

Conventional Buy to Let -
You have to spend months finding the right property that "stacks up" ie where the rental income is more than your mortgage. This is usually a very time consuming and expensive task.
Our Service - We email you details of all available properties for you to choose from. Our properties are carefully chosen in areas where we anticipate good growth and the rental values "stack up" for Buy-2-Let mortgage purposes.

Conventional Buy to Let - You have to search for a good mortgage and have to convince the lender that your sums will "stack up". Often buyers have to put larger deposits than expected.
Our Service - We ensure that the mortgages are already approved for all our properties through our excellent working relationship and reputation with brokers and lenders.

Conventional Buy to Let - When you have secured a property, you may need to get tradesmen in to refurbish or at least upgrade the property. More expense and time lost. Your property may be empty for months but you have to pay the mortgage.
Our Service - We do the necessary upgrading or refurbishment in order to make the property suitable for letting. We pay particular attention to the gas and electricity. The works are agreed with the tenant. The cost of the upgrades is not reflected in the valuation. The valuation is usually done months earlier. So the costs of the works are NOT passed on to the investor.

Conventional Buy to Let - You have to advertise to find interested parties and then you have to showcase your property for dozens of prospective tenants. Again, costing you time and money.
Our Service - The previous owners of the property become your tenants. You earn rental income from the same day as when you become liable for the mortgage. The tenant(s) sign up for the long term. There is no void period!

Conventional Buy to Let
- The prospective tenants will haggle over the level of rent.
Our Service - The level of rent is already fixed and agreed at the onset. The rent is the market rent. There is no haggling.

Conventional Buy to Let
- The prospective tenants may have specific demands regarding fixtures, fittings and contents.
Our Service - All the fixtures, fittings and furniture are already there. Furthermore the tenants sign to be responsible for such things themselves.

Conventional Buy to Let
- The tenants keep asking you for replacements or repair of damaged items since you (landlord) are responsible for the maintenance of the property and it's content (if furnished).
Our Service - The tenants that we provide agree to be responsible for the maintenance and repairs of the property and all the fixtures, fittings and contents. You don not have to buy them anything.

Conventional Buy to Let
- The tenants leave after a while and you have to go through the whole process again.
Our Service - The tenants that we provide have lived in the property for many years and have no need or desire to move. They still regard the property as their HOME. They make a commitment to stay long term.

Conventional Buy to Let
- If the tenants do stay on they will be unhappy if you raise the rent. They may threaten to leave.. Haggle time again.
Our Service - The tenants that we provide agree in the Deed that the rent can be raised annually at RPI+2% or as assessed by a registered surveyor.

Conventional Buy to Let -
It is quite common for tenants to stop paying rent a few months before they leave and can eventually leave without a trace. Properties can be left in a very poor state.. As the owner, your cycle starts all over again!
Our Service - The tenants that we provide are mostly people of mature age who do not want or create any hassle. They are committed to looking after what they still treat as their long term HOME.
